We will tour your home together - I need to develop a solid understanding and appreciation of what your home will offer to a prospective buyer.  When applicable, I will review potential problem areas, and suggest improvements to enhance the saleability.
 
I will prepare a comparative market analysis - to determine the most likely selling price range for your home.  We will review properties in direct competition with you, and we will discuss homes in your area which have recently sold.
 
We'll talk about marketing strategy - This includes everything from when the sign is posted, to booking appointments, the MLS listing, and advertising.
 
I will negotiate competently on your behalf - I will contact you immediately when a signed offer is received, and meet with you at your earliest convenience. We will review contract's terms/conditions and I will advise you whether they are reasonable based on the current market.  I will do my very best to ensure the execution of a binding, legal contract represents your best interests and is completely agreeable to you.
 
Here are a few important guidelines for you to consider as part of the home-selling process:
 
- Keep the reason(s) you are selling to yourself as you don't want to provide any prospective buyers with ammunition in the negotiation process.
 
- Before setting a price, be aware that if you start out too high you run the risk of not being taken seriously and losing potential buyers.
 
- You may not realize, but odd smells/odours (like strong food smells or animal odours) can kill a deal quickly.  Work on keeping your home odour-free while it's on the market.  (Note:  Covering up odours with strong smelling room fresheners appears to buyers as an indication of an underlying problem.)
 
- Dislcose all defects in writing to potential buyers.  This provides the prospective buyer with a sense of security, knowing you aren't trying to hide anything.
 
- Don't take a low offer personally.  A buyer is going to try to get the best deal possible.  A low offer simply provides a starting point from which you can negotiate.
 
- Keeping your home clean and free of any clutter makes a difference.  Prospective buyers react to what they see, hear and smell.  Maintaining your home to it's best potential will maximize your profit and increase your chances of a quick sale. 
 
- Choosing your realtor....NOT ALL REALTORS ARE THE SAME!  Be sure you choose someone you feel you trust and are confident will do the best job possible on your behalf.
